DJI Mini 4 Pro vs Air 3S - Help me choose between these two for my first serious drone

I'm ready to upgrade from my toy drone and have narrowed it down to these two. The DJI Air 3S has dual cameras and 4K at 120fps with 45-minute battery life, while the Mini 4 Pro stays under 249g and has excellent obstacle avoidance. Budget isn't the main concern - I want something that will grow with me as I learn. Main uses: Travel photography, some real estate work eventually, and just having fun on weekends. Which would you choose and why?
